Fixed Fee Conveyancing

Our fixed fee conveyancing charges start from $770 and includes the following:

  1.  All conveyancing work as defined in the Conveyancers Act 2006.  
  2.  All legal advice associated with the conveyancing work.  
  3.  All legal work associated with the conveyancing work.  
  4.  Disbursements associated with the conveyancing work.  
  5.  All office costs (postage, faxes, phone calls, photocopying).  
  6.  Providing of copies of Contract and Transfer to bank or lender.  
  7.  Booking of settlement with client's bank or lender.  
  8.  Settlement agency fees for settlements in Melbourne CBD.  
  9.  Settlement attendance in Melbourne CBD.  
  10.  Submission of Notices of Acquisition.  
  11.  Post settlement follow-up on matters associated with the conveyancing work.  
  12.  Goods and Services Tax (GST)  
*Where the contract remains fixed, our costs remain fixed. However, additional costs are charged for variations made to the contract between the day of sale and settlement.
All clients receive a full Costs Disclosure Statement and a Costs Agreement as required under the Legal Profession Act 2004.

The following are NOT included in our fixed fee:

  •  Legal advice on mortgage documents.  
  •  Power of Attorney (e.g. where client is travelling overseas and wishes to appoint a local representative to sign documents).  
  •  The property itself may be unusual: (There are still a few "general law", "stratum" and "company share" properties in Victoria, and additional work associated with these is not included).  
  •  Owners Corporation Certificates (when a current certificate is not provided in the Section 32).  
  •  Lodging of a caveat.  
  •  A client's lender may request assistance in the obtaining of information the lender requires for mortgage security reasons. Costs incurred by the lender are payable by the client.  
  •  Extraneous tasks.  
  •  Other unusual circumstances that take the matter beyond "conveyancing work" as defined in the Conveyancers Act 2006.
